Managing Partner, M+ District Development Fund I
mHUB is seeking an experienced real estate and investment professional to serve as Managing Partner of the M+ District Development Fund I, a dedicated investment vehicle designed to support a ~$250M Phase I development of the M+ District, a planned 72-acre sustainable urban manufacturing and innovation district located in the Kinzie Industrial Corridor and near westside Opportunity Zone.
The Managing Partner will be responsible for executing the fund’s investment strategy, sourcing and underwriting investment opportunities, and leading capital formation with institutional investors, family offices, and public-sector partners. The role will oversee the full investment lifecycle across acquisitions, development, financing, and asset management to ensure disciplined deployment of capital and strong risk-adjusted returns aligned with the fund’s mission.
The Managing Partner will work closely with the mHUB Ventures leadership team and broader district leadership and advisors to ensure investments contribute to the long-term success of the M+ District while maintaining the fiduciary standards and financial performance expected by the fund’s limited partners.
This role requires strong investment judgment, experience managing complex real estate or infrastructure investments, and the ability to operate at the intersection of private capital, economic development, and mission-driven innovation ecosystems.
Description of Responsibilities:
Fund Strategy & Investment Leadership

Execute the investment strategy for the M+ District Development Fund I, ensuring disciplined capital deployment aligned with the fund’s mandate.

Evaluate and execute investment opportunities related to district development, including property acquisitions, development projects, infrastructure investments, and strategic assets.

Lead financial underwriting, investment analysis, and risk assessment for prospective investments and prepare investment committee materials and recommendations.

Develop investment theses related to advanced manufacturing districts, innovation infrastructure, and technology-enabled industrial ecosystems.

Collaborate with mHUB Ventures leadership and district partners to shape tenant mix strategy, including attracting anchor tenants that strengthen both district ecosystem development and investment performance.

Develop long-term value realization strategies for portfolio assets, including positioning for recapitalization, refinancing, or potential disposition opportunities that maximize investor returns.
Capital Formation & Investor Engagement
- Drive fundraising efforts for the fund, engaging institutional investors, family offices, and mission-aligned capital partners.
- Structure and assemble capital stacks that combine private investment, debt financing, and public financing tools to support district-scale development.
- Coordinate with the mHUB and mHUB Ventures teams to pursue and execute public financing strategies, including mechanisms such as Tax Increment Financing (TIF), New Markets Tax Credits (NMTC), TIFIA, and other local, state, and federal programs.
- Develop and maintain strong relationships with limited partners, lenders, and strategic capital partners.
- Represent the fund in investor meetings, fundraising efforts, and strategic partnerships while ensuring transparent investor communication and reporting.
Investment Execution & Portfolio Oversight

Oversee execution across acquisitions, financing, development coordination, leasing strategy, and asset management activities.

Work closely with mHUB Ventures, development teams and operating partners to ensure projects are delivered on time, on budget, and aligned with underwriting assumptions and investment objectives.

Lead negotiations for anchor tenants and strategic occupants that strengthen long-term district value and portfolio performance.

Monitor market conditions, capital markets dynamics, and sector trends to inform investment timing and portfolio strategy.

Establish portfolio-level risk management processes and monitor investment performance to ensure alignment with return objectives.

Identify opportunities to enhance asset performance and strengthen long-term portfolio value.
Governance & Fiduciary Leadership

Serve as the fiduciary steward of the fund and uphold strong governance and reporting standards.

Ensure compliance with fund agreements, investor obligations, and regulatory requirements.

Lead fund governance processes including investment committee and LPAC engagement.

Track and report portfolio performance against key financial metrics such as IRR, equity multiple, and development yield.
Ecosystem Engagement & Strategic Collaboration

Represent the fund with investors, developers, public-sector partners, and ecosystem stakeholders.

Cultivate relationships with companies, institutions, and industry partners to support tenant recruitment and district growth.

Collaborate with mHUB Ventures leadership and district partners to support the long-term development and positioning of the M+ District.

Help position the M+ District as a national leader in urban manufacturing and hardtech innovation through industry engagement and strategic partnerships.

Qualifications:

10–15+ years of professional experience in real estate investment, infrastructure investing, private equity, or related fields.

Demonstrated experience sourcing, underwriting, and executing complex investment transactions.

Experience raising capital from institutional investors, family offices, or mission-driven capital partners.

Strong knowledge of real estate development, project finance, and asset management.

Experience assembling complex financial stacks that include private and public capital sources.

Experience managing investment portfolios and delivering strong risk-adjusted returns.

Strong financial modeling and analytical capabilities.

Proven leadership ability and experience working with senior stakeholders, investors, and partners.

Excellent interpersonal and written/verbal communication skills

Preferred Experience:

Experience investing in innovation districts, industrial real estate, infrastructure, or technology-oriented development projects.

Familiarity with public-private partnership structures and economic development financing tools.

Experience working in innovation ecosystems related to advanced manufacturing, energy, or hardtech industries.
Salary and Duration
This is a full-time immediate hire position. The estimated salary range for this position is $225K-$275K plus carried interest and bonus incentives, commensurate with experience and market compensation.
